You will usually receive at least a 30% INSTANT EQUITY position for any investment property that you purchase. (That means if you buy a house worth $100,000, you will have spent no more than $70,000 for the purchase and repairs.)
Many times, investors will pay cash, repair the property and then either sell the property for a profit OR obtain financing through a bank to pull their original money back out and then keep the property as a rental to receive monthly cash flow and build wealth.
